Gatekeeper Cottage is one of eleven terraced cottages, forming Ruston Reaches, set beside a private fishing lake near to the village of East Ruston. It is a quiet and tranquil spot and the North Norfolk coastline is just 10 minutes drive away. The lake and communal gardens are maintained by a company, formed by the collective owners of the cottages. Each cottage is a treasured second home, with some for private use only and some let to holiday makers (some a bit of both).
Midway in the terrace, Gatekeeper is a well-presented two bedroom cottage. Downstairs there is an entrance hall to hang coats and head upstairs with a separate downstairs WC. The main living space is open plan, featuring a fitted kitchen, dining area and sitting room area overlooking the gardens and lake to the rear. There are sliding French doors out on to the private patio area, where you can relax in the sunshine, light the BBQ and perhaps do some otter spotting. Upstairs there are two good sized double bedrooms, currently arranged as one double and one twin room and a family bathroom.
There is communal parking to the front of the cottages and to the rear each cottage has its own private patio area, separated by fencing. All eleven cottages look out over the lake and the gardens. Ruston Reaches is approached by a quite country lane.

Gatekeeper has been a much loved second home for many years and when not in required for family or friends, the current owners have let the cottage through Cottages4U. The income from the holiday letting has covered the running costs of the cottage and all the maintenance and improvements undertaken by the current owners and generated a modest profit as well.
There are forward bookings in place for 2020 that could be made available to new owners if they wished and since the cottage could be available as a turn key there would be no immediate need to update marketing photographs, thus ensuring a smooth handover.
Ruston Reaches is a group of eleven terraced properties, set around what was originally a fishing lake. Whilst fishing is still possible, the arrival of otters to the lake mean that it is no longer a spot for serious anglers. The lake and surrounding gardens are all communal to be enjoyed by all the residents of the cottages.
Located on a quiet lane, Ruston Reaches is close to the popular village of East Ruston and a short drive from the coast at Happisburgh and Walcott (for example).
The cottages are not available as main residences and therefore are not occupied all year round but there is no restriction on owners on when they can visit or for how long. Cottage owners are permitted to bring their dogs along to Ruston Reaches but holiday guests are not.

Gatekeeper is a leasehold property with with a very long lease of over 970 years remaining and a service charge of approx. £75 per month, with a £50 per year ground charge. Included in this is the water, drainage, the driveway, painted exterior and fencing.
Gatekeeper cannot be a permanent main residence. There are no restrictions in place for the amount of time or when owners may use their holiday homes but they must maintain a main residence elsewhere at the same time.
