Property Description

The Property

Pen Cottage dates back to the mid to late 1800's and is the quintessential period Norfolk Cottage.  The current owners have improved the cottage by creating a lovely open plan living space downstairs, leading off the cosy sitting room, with a fabulous kitchen and integrated dining area from what was the original garden room with windows and French doors out to the cute enclosed garden to the rear looking out across the open countryside.

There are period features throughout the cottage, including a lovely pamment tiled floor, wood burning stove in the beamed sitting room, AGA in the kitchen and original Norfolk Winder staircase leading up from the sitting room to the bedrooms above.

The Master bedroom is at the top of the stairs with the second bedroom and bathroom off.  It is a lovely room with a window to the front of the cottage.  The 'Jack & Jill' bathroom can be accessed from both the master and second bedrooms.  The second double bedroom has a window to the rear of the cottage and out over the countryside beyond.

The cottage is the middle of three traditional brick and flint properties, situated on a very quiet lane in the sought after hamlet of Little Thornage.  The peaceful location is a just a few minutes walk from the unbridged ford at Letheringsett and a lovely walk over Spout Hills into the centre of Holt (around 15 mins).

Outside

There is a gravelled parking area to the front of the cottage and a small enclosed garden to the rear with a garden shed and lovely views out towards the water meadows bordering the River Glaven.

The lane to the front is very quiet, the unbridged ford at the bottom of the road is not suitable for vehicles, so very few pass the front of the cottage.  It is a very peaceful spot to relax and enjoy the sound of nature, with fantastic walking from the doorstep.

Pen Cottage is perfect as a holiday bolt hole, both as a second home and as a holiday let cottage.  The current owners launched the cottage as a holiday let for the first time in May 2019 and it was an instant hit.  Between May 2019 and March 2020 the cottage generated over £18,000 in income and the owners projected an income of in excess of £24,000 for a full year's rental.

Currently the cottage is advertised on Airbnb by the owner and it has 58 reviews already, all at 5*.

Being so picture perfect, having its own garden & parking and being situated so perfectly in a quiet spot, yet walking distance to a great pub and to the centre of Holt; Pen is an ideal choice for holiday cottage rental all year round.

The Location

Little Thornage is a tiny hamlet, tucked away on a byeway, just behind Letheringsett about 2 miles outside of the popular Georgian market town of Holt.  One of the unique things about the location of Pen Cottage is that the unbridged ford at the bottom of the lane is not suitable for vehicles, making it a very quiet and peaceful spot.

However, the fantastic Kings Head in Letheringsett is easy walking distance and Back To The Garden (multi award winning Farm Shop & cafe) is a couple of minutes in the car.

It is also just five minutes from Holt with all the amenities there and on foot, Holt is around 20 minutes walk away over Spout Hills, so no need to walk along the road.

There is great walking all around the cottage, and the coastal village of Blakeney is just 4 miles away down quiet lanes, so perfect for cycling.

There are larger supermarkets in Fakenham, Sheringham & Cromer and rail links
