The Property

Old Nursery Farm is a charming Grade II listed Georgian Farmhouse, on the edge of the popular village of Briston and just a few miles from the Georgian market town of Holt.  Boasting four double bedrooms, a large sitting room with garden room, lovely farmhouse kitchen with four oven AGA and grounds extending to around 2 acres (sts).  There is a heated outdoor swimming pool area with a sauna, summer house, space for hot tub, children's play tower and fabulous covered outdoor kitchen.  Also a large fenced and gated garden / paddock with outbuildings.

Old Nursery Farm dates back to 1730 and has a handsome red brick facade, typical of the early Georgian period.  Downstairs there is a large farmhouse kitchen / diner, with a four oven AGA recessed in a large inglenook and windows to the front and rear of the house; with plenty of room for the family dining table.  Off the kitchen is a comfy snug, currently a TV and music room.  The utility room is off the snug and this has an external door and downstairs loo.

The sitting room lies across the hall and is a well proportioned room which is flooded with natural light from the sash windows to the front and the garden room off the main room.  There is a wood burning stove in the brick fireplace surround and French doors off the garden room to the rear garden.

Up the beautiful wide staircase, on the first floor lies the master bedroom, family bathroom and double en suite bedroom.  The master bedroom is a romantic room with a feature fireplace, windows to the front and two cupboards.  There is plenty of space for a super king size bed, dressing table and wardrobes.  The large family bathroom consists of a bath, separate shower enclosure, WC, wash hand basin and is home to the airing cupboard.  The en suite bedroom at the end of the hall boasts a wealth of exposed beams and timber and the en suite has a pretty slipper bath and separate shower cubicle.

On the second floor, there are two further large double bedrooms.  These are very attractive rooms with exposed roof trusses and beams and separated by an upper hallway.  Both benefit from good natural light from windows in the gable end of one bedroom and velux windows in the other.

Old Nursery Farm is approached through an electric gate, across a driveway / parking area which is shared with the neighbouring three barns.  Two of which are holiday lets, owned by the residents of the barn bordering the farthest edge of the parking area.  Old Nursery Farm has private parking for at least three or four vehicles.  The parking area is at the gable end of the property, the front and rear of the house do not look out towards the parking area or the neighbours.

The gardens / grounds extend principally to the rear of the house, with a walled garden and gate to the front.

The rear garden is split in to two distinct areas.  The first is home to the swimming pool area.  The heated outside swimming pool is bordered by a paved area, a sauna, summer house, space for a hot tub, children's wooden play tower and a fabulous, covered outdoor kitchen.  With a fitted gas BBQ, electricity for fridges and bar, this is the perfect spot for al fresco entertaining in the summer.  After this there is a gate leading to a further garden / paddock, with outbuildings at the far end; currently used a a home office.
