Property Description

The Property

Claia Bourne has been a much loved family home for many years and is now in need of some modernisation internally.  A detached three bedroom chalet style property with a single storey one bedroom annexe attached to it;  tucked away in a prime location in one of the most sought after villages on the North Norfolk coastline.  Claia Bourne sits centrally in a plot extending to 0.3 acres (STMS) with beautifully cared for wrap-around gardens, parking for several cars, a range of outbuildings and entrances both from a loke off Holt Road and via a gated entrance from Church Lane.

On the ground floor of the main house there is a good sized entrance hall with stairs leading to the first floor and doors off to the sitting room, kitchen, downstairs family bathroom and utility room.

The sitting room is to the front of the property and benefits from an open fire and large picture windows looking out to the gardens to the front and the side.  There is also an archway connecting the sitting room to the dining room.

The dining room, has dual aspect windows to the side and rear gardens, a door to the side garden and archways through to both the sitting room and kitchen.

The kitchen lies to the rear of the property with a door out to the conservatory, which in turn leads to the rear garden.  There are fitted units and sink and space for a dining table.

Adjacent to the kitchen is the family bathroom, comprising bath with shower over, WC and wash hand basin.

Also off the main hallway is a versatile room which could be utility space or provide useful additional storage with an internal door to access the annexe.

Upstairs are three double bedrooms and an upstairs cloakroom, comprising WC and wash hand basin.  The main bedroom has dual aspect windows to the front and side and the further two bedrooms are across the landing.  They lead one into the other, both with fitted wardrobes and dormer windows to the front.

The Annexe

The single storey, one bedroom annexe is attached to the main house and whilst it is self-contained with its own private external door, there is an interconnecting internal door leading to the main part of the property.

There is a modern fitted kitchen, good sized sitting room with large window to the front, single bedroom with window to the side and wet room leading from the bedroom, both with windows to the side.

Claia Bourne can be accessed both from the driveway leading to the rear on Church Lane and from the loke off Holt Road to the front.

The plot extends to 0.3 acres with the house sitting centrally.  The gardens are beautifully cared for and feature some lovely mature planting with lawned areas and there is a greenhouse, shed, brick and flint garage/outbuilding and a covered car port over the drive to the side of the annexe.

Holiday Let Opportunity

Claia Bourne has fantastic potential as a holiday let with the option to let the entire property or the one bedroom annexe alone.   Cley-next-the-Sea is one of the most popular villages on the North Norfolk coast and holiday let properties here command premium rents and consistently achieve extremely high occupancy rates.

The level of income likely to be generated will of course depend on how the property is styled and finished and for how many people it is designed to occupy.

There are a number of excellent local letting agencies who can advise on the likely rental incomes and occupancy, manage both the marketing and housekeeping for the property and even advise on how best to style the house to achieve the best returns.  The team at Big Skies can provide contact details should you require them.

The Location

Claia Bourne is tucked away, off the busy coast road but still within walking distance of the centre of the village and all it has to offer. Within the village you can find the famous Picnic Fayre, Cley Smokehouse, two pubs, various Shops & Galleries and Cley Windmill.

You can comfortably walk out from the house on to the coastal path and explore Cley Marshes and Cley beach and continue from there to walk along to Blakeney in one direction and Salthouse in the other. There is the famous Norfolk Wildlife Trust Cley Marshes Visitors Centre just outside the village, offering fabulous resources and experiences to help you enjoy the marshland and birdlife to its greatest potential.

Cley is just four miles from the busy Georgian market town of Holt and easily accessible by car are the popular coastal towns of Wells-next-the-Sea and Sheringham. There is a real sense of community in the village and whilst it is an extremely popular holiday destination, it has a thriving resident community too.

According to an article in The Travel, Sir David Attenborugh considers Norfolk's Cley Marshes to be "one of the great places in Britain to see wildlife".
